First Prints: Underextrusion, Bad Seams

Just got my first Mini+ on Monday, second one arriving today.  I print a lot of cookie cutters with thin-ish walls (larger width than nozzle though) and have never had issues on my other printers from Creality.  I cannot get a good wall on my Mini+.  I am having lots of under extrusion and gaps in the prints where the seams exist.  I've engaged support every night this week to troubleshoot but so far been unsuccessful. Please help me figure out what's wrong.

I'm fearful that it's the heatbreak issue I've seen a lot of posts about and ordered some TriangleLabs titanium heatbreaks from AliExpress.  Could be a while before they arrive though.

Steps I've tried:

- Changed filament rolls/brands, best results shown. 

- Adjusted tension screw

- Leveled the arm

- Tensioned the XY belts

- Mades sure idler screw was set correctly (attached pic)

- Raised heatbreak up into the radiator as much as it'll go.

- Lowered retraction down to 1.5mm

- Removed Z hop

- Disabled wipe

- Raised/lowered print temperatures in 5c increments in range of 200 to 230c.

- Moved the seam
